Parking
After entering the gate, follow the driveway to the house. Parking is located immediately beside the villa, making unloading luggage quick and convenient. There is ample room for multiple vehicles.
Gate Access
Each reservation receives guest-specific gate access.
The gate may be opened using the QR code or numeric code provided before your arrival. Hold the QR code near the reader beside the gate or enter your access code on the keypad.
Please wait for the gate to fully open before driving through.

Entering the Estate
Whenever possible, Madi will personally welcome you to Dimora dei Mugnai. She'll introduce you to the property, explain the home's features, answer any questions you may have, and help you settle in comfortably.
Once you've unpacked, we invite you to slow down and begin enjoying life in Umbria. Connect to the Wi-Fi, step out onto one of the terraces, or pour yourself a welcome glass of wine while taking in the panoramic countryside views.
Just beside the refrigerator you'll find our Take One, Leave One Wine Rack. We like to keep a few bottles on hand so guests can enjoy a welcome glass after their journey. If you discover a local favorite during your stay, we invite you to leave a bottle behind for the next guests to enjoy. It's a small tradition that lets everyone share in discovering the wonderful wines of Umbria.

Prior to your arrival, Madi will send you a Google Maps pin along with your gate access information. Whether you use the pin she provides or enter the property's address into Google Maps, you'll be guided directly to the entrance of the estate.
Mobile phone coverage is generally quite good throughout the area.
Finding the Entrance
Look for the reflective red-and-white tape on the entrance posts.
We've added reflective markers to both sides of the entrance to make the driveway easy to locate after dark. If you're arriving in the evening, simply watch for the reflective posts as you approach the property.

Lighting
Most lighting throughout Dimora dei Mugnai is straightforward and intuitive. Light switches are generally located near the area or doorway they serve.
A few controls that guests often find helpful to know are:
Each of the four ground-floor exterior doors has a switch that controls the light directly above that entrance.
The Living Room and Kitchen Exterior Door switch panels also control the patio string lights, creating a beautiful atmosphere for evening dining and relaxing.
The Kitchen Exterior Door Switch Panel is also the only switch for the main kitchen ceiling light. If you enter the kitchen from the living and dining area, this isn't immediately obvious, so it's worth remembering.
The light above the outdoor dining table is also controlled from the Kitchen Exterior Door Switch Panel.
The "Around the House" and "Driveway" lights are controlled from the front entrance switch panel. Together, they beautifully illuminate the exterior of the villa after sunset.
Lighting Around the Property
The pool lighting, patio lights, and hydro-massage jets are controlled from the switch panel located on the brick lamp post along the walkway to the pool.
The remainder of the home's lighting is intuitive and can be operated using the switches located in each room.

with ingredients from the local markets, you'll find the kitchen fully equipped for everyday cooking and entertaining.
Morning Coffee ☕
Start your morning watching the sun rise over the Tiber Valley.
A Keurig® coffee maker is provided, along with a small welcome supply of coffee pods to get you started.
If you need more during your stay, additional pods are available at the Famila Market in Guardea, just a few minutes away.
Dishwasher
A small welcome supply of dishwasher pods is provided beneath the sink with the cleaning supplies. If additional detergent is needed, it can be purchased at the Family Market in Guardea.

The light above the sink turns on automatically using a motion sensor.

For the best evening atmosphere, we recommend turning on the patio and pool lights about 30 minutes before sunset.
As darkness falls, the illuminated pool becomes one of the most relaxing places on the property.
Pool Essentials
For your convenience, pool towels and plastic drinkware are provided for use around the pool and hot tub. The plastic cups, wine glasses, champagne flutes, and tumblers are located on the "Pool Glasses" shelf in the pantry. Pool towels are also stored in the pantry for your use. We kindly ask that only the plastic drinkware be used around the pool and hot tub to help keep everyone safe and protect the pool from broken glass.

Automatic Pool Cover
The pool is equipped with an automatic safety cover that helps keep the water clean and protected. For everyone's convenience, we ask that guests do not operate the pool cover. It will be opened before your arrival and managed throughout your stay by our property team.
Pool Maintenance
To keep the pool crystal clear throughout your stay, Andrea, our groundskeeper, may stop by periodically to skim the pool, empty the baskets, or perform routine maintenance. He will also operate the pool cover as needed before and after guest stays. Andrea will always respect your privacy and complete his work as quickly as possible so you can continue enjoying the pool. If you notice anything unusual or have any questions about the pool, simply contact Madi, and we'll be happy to assist.

Whether you've spent the day exploring Umbria, relaxing beside the pool, or enjoying the surrounding
countryside, the hot tub offers the perfect place to unwind while overlooking the beautiful Tiber Valley.
As the sun sets and the stars begin to appear, the hot tub becomes one of the most peaceful places on
the property—a wonderful way to end the day with family, friends, or a glass of local wine.
Designed for comfort and relaxation, the spa comfortably accommodates several guests and is
maintained year-round for your enjoyment.
Hot Tub Controls
The control panel is located on the top edge of the spa and allows you to operate:
Hydro-massage jets
Underwater lighting
Water temperature
The hot tub is maintained at a comfortable temperature for guest use.
If the jets stop after 15–20 minutes, this is completely normal. The spa automatically turns them off after a timed cycle to conserve energy. Simply press the Jets button again if you'd like to continue your soak.
Please replace the insulated cover after each use to help retain the water temperature and keep the spa clean.
Outdoor Shower
For your convenience, an outdoor shower is located beside the pool. It's perfect for rinsing off after a swim, cooling down on a warm afternoon, or freshening up before enjoying the hot tub.
A quick rinse also helps keep the pool and spa water clean for everyone.
Courtesy & Care
To help us keep the spa in excellent condition for every guest, we kindly ask that you:
Replace the cover whenever the hot tub is not in use.
Shower before entering if you've applied sunscreen, lotions, or oils.
Avoid using glass containers in or around the spa.
Do not add soaps, bubble bath, bath salts, or oils to the water.
Fresh Water Every Stay
Your comfort and cleanliness are important to us. The hot tub is professionally serviced, and the water is completely
drained, sanitized, and refilled before every guest arrival, ensuring a fresh and enjoyable experience throughout your stay.
Sauna
A Traditional Way to Relax
Located adjacent to the pool on the opposite side of the house, our traditional outdoor sauna offers a peaceful place to relax, recharge, and unwind after a day exploring Umbria. Whether you've spent the day sightseeing, enjoying the pool, or hiking through the Umbrian countryside, the sauna is the perfect place to slow down and enjoy a quiet moment overlooking the Tiber Valley. Together with the pool and hot tub, it creates your own private wellness retreat during your stay.
Operating the Sauna
The sauna is controlled by the timer located on the exterior wall beside the entrance.
Step 1: Check that the SAUNA breaker is switched ON. It is located in the electrical panel immediately to the left of the timer. In the accompanying photo, the breaker is shown in the OFF position. If it is off, simply switch it on before using the timer.
Step 2: Turn the timer clockwise to the desired number of minutes. The heater will begin warming immediately.Please allow approximately 30–45 minutes for the sauna to reach its operating temperature. When the timer expires, the heater will switch off automatically.
Enjoying the Sauna
For the most enjoyable experience, we recommend sauna sessions of 10–20 minutes, followed by time to cool down outdoors, enjoy the fresh Umbrian air, or take a refreshing dip in the pool.
Courtesy & Care
To help keep the sauna in excellent condition for every guest, we kindly ask that you:
Sit on a towel while using the benches.
Do not pour water, oils, fragrances, or other liquids onto the heater.
Do not bring food or glass containers into the sauna.

One of our favorite ways to enjoy the sauna is just before sunset. After your session, step outside and breathe in the cool Umbrian air while taking in the panoramic views across the Tiber Valley. As daylight fades and the stars begin to appear, it's one of the most peaceful experiences at Dimora dei Mugnai.

Did You Know?
The hot tub is one of our favorite places to watch the sunset. As the evening light settles over the Tiber Valley and the countryside grows quiet, it's the perfect setting to relax, unwind, and enjoy one of Umbria's most beautiful views.
Laundry
Washer & Dryer
A washing machine and dryer are available for guest use during your stay.
The dryer is a condensing dryer, which operates differently from many dryers in North America. Rather than venting warm, moist air outside, it collects the moisture removed from your clothes in a removable water reservoir.
A Few Helpful Tips
Please empty the dryer's water reservoir after each drying cycle. The reservoir simply pulls straight out from the front of the dryer. Once removed, pour the collected water into the laundry room sink and slide the reservoir back into place until it is fully seated.
Drying cycles generally take longer than those of a traditional vented dryer. This is completely normal.
For best results, avoid overloading the dryer and allow space for air to circulate around the clothing.
Heavier items, such as towels or jeans, may require an additional drying cycle.
If your clothes still feel slightly damp at the end of the cycle, simply run the dryer for a little longer. This is typical for condensing dryers and does not indicate a problem.
Trash & Recycling
Keeping Dimora dei Mugnai beautiful is a team effort. Recycling is an important part of everyday life in Italy, and we appreciate your help in separating household waste during your stay.

Please use the appropriate bin for each type of waste:

⚪ White Bin – Household Trash (General Waste)
🟢 Green Bin – Glass
🔵 Blue Bin – Paper & Cardboard
When a Bin Is Full
If any indoor trash or recycling bin becomes full, simply remove the bag and place it in the utility room, located behind the blue steel door beneath the portico.
This applies to both household trash and all recycling.
Please do not leave bags outside, as the neighborhood cats are very resourceful and will quickly tear into exposed trash bags.
Until the larger collection bins are installed near the entrance to the property, our property team will collect and dispose of all trash and recycling for you. There is no need for guests to transport waste off-site.

Property Care & Routine Maintenance
One of the things that makes Dimora dei Mugnai special is the care taken to keep the property looking its best. During your stay, you may occasionally see members of our property team performing routine maintenance. These brief visits help ensure that every guest enjoys a clean, safe, and beautifully maintained villa.
Routine maintenance may include:
Pool Care – Skimming the pool, checking water chemistry, emptying skimmer baskets, and ensuring the pool is ready for your enjoyment.
Hot Tub Service – Routine inspections and maintenance as needed. The hot tub is professionally drained, sanitized, and refilled before every guest arrival.
Grounds Maintenance – During longer stays, our groundskeeper may mow the lawn, trim weeds, blow leaves and debris from the patios, pool deck, and driveway, water plants, and care for the gardens and olive groves to keep the property looking its best.
Trash & Recycling – Collecting and disposing of trash and recycling from the utility room.
General Property Care – Occasional inspections or minor maintenance to ensure everything continues to operate properly and that all amenities remain in excellent condition.
Our team will always respect your privacy, work efficiently, and minimize any disruption to your stay. Whenever possible, maintenance is scheduled while guests are away exploring the area, though brief visits may occasionally occur while you are enjoying the property.

Checkout Time
Checkout is by 10:00 AM to allow our housekeeping team time to prepare the villa for arriving guests.
Before You Leave
If you choose to run the dishwasher before departing, it is always appreciated, but please don't feel obligated. Our housekeeping team will gladly take care of any remaining dishes.
If you wish, you may place used bath towels and pool towels in the laundry room. If not, simply leave them where they are, and our housekeeping team will take care of the rest. If you choose, you may place any remaining trash and recycling in the utility room behind the blue steel door beneath the portico. Our property team will handle the final disposal.
Please turn off all interior and exterior lights.
Close and lock all windows and doors.
Leave all keys in the dish beside the front door.
Send Madi a quick WhatsApp message when you depart so she knows the property is ready for housekeeping.
